Thinking about doing some improvements to your kitchen? Here’s a guide on how much it costs to have a kitchen remodel done in 2022:
- Permitted Renovations with a General Contractor and Interior Designer Involved (includes structural changes) – This is the most expensive and slowest undertaking as it involves city hall. After choosing an interior designer to pick finishes and create a suitable layout, several general contractors typically will be asked to bid on the project. This is the recommended approach for kitchens whose walls are to be removed, ceilings raised, and new plumbing and/or electrical connections installed. The cost of these types of major structural changes can add up very quickly and if you are putting in new cabinets, countertops, floor + wall tiles, and appliances, look at spending between $ 100,000 – $ 150,000 or more for a more complex and high-end kitchen renovation. This process can take 6 – 8 months as architectural plans need to be submitted and city hall inspectors have to come and visit to make sure that everything is done to code. Remember that getting a building permit alone can take 3 or 4 months in addition to the construction work itself, which is another 3 to 4 months depending on how busy the general contractor’s team is. - Non-Permitted Renovations with a General Contractor and Interior Designer Involved (cosmetic changes only) – How can you do a kitchen renovation without applying for a building permit? City hall allows non-permitted kitchen renovations for as long as you use the same layout (i.e. don’t remove any walls) and leave the existing plumbing or electrical connections exactly where they are and don’t add any new outlets (or drains). All you have to do in this case is ‘re-skin’ your kitchen by adding new cabinets, countertops, hardware, appliances, lighting, and finishes (i.e. paint, floor tile, and wall tile). This approach is good for updating kitchens that only need a light refresh with no changes to the general layout. You can do a lot with a budget of $ 75,000 – $ 95,000 in this case, which includes a general contractor and interior designer working together. With no city hall inspectors involved or building permit applications to be applied for, kitchen renovations can get done in as little as 5 to 6 months.
- Non-Permitted Renovation with an Interior Designer Who Also Serves as the Project Manager (cosmetic changes only) – This is the quicket and most cost effective approach. It’s good for projects with smaller budgets, shorter timelines, and simpler requirements. For these types of renovations you’re only basically updating cabinetry, countertop, hardware, lighting, appliances, and finishes. Except in this case, you’re getting only one person to do both the interior design and project management. With city hall no longer involved, the kitchen layout stays the same and no new plumbing and electrical connections are added. All the interior designer has to do is organize the trades necessary to do the job once he or she has secured your approval for the new finishes. Not all interior designers can do both responsibilties while there are some that can and do this all day. You just need to make sure that project management is something they offer on top of interior design. You can save a lot of money going down this route and get a nice and proper kitchen done for between $ 50,000 – $ 70,000.
